Master Plan to Drive Illawarra Interest

The Illawarra’s industrial property market has come into national focus with the announcement of a masterplan for under-utilised land in Port Kembla. 

BlueScope Steel has announced plans for 200 hectares of land it owns at Port Kembla which is surplus to their steel-making operations. Global design firm Bjarke Ingels Group has been appointed to manage an 18-month consultation and masterplanning process for its future use. 

LJ Hooker Commercial Wollongong’s Corey Middleton said the announcement would encourage more national and international operators to the region. In addition to BlueScope, the Illawarra region has several national operators in manufacturing achieving international success. Bisalloy, for instance, has won numerous government contracts for the armour plating of bespoke defence vehicles and equipment. 

“The master plan will take some time to materialise, but it has already generated enquiries from occupiers and investors,” he said. 

“Many people have recognised the strategic opportunity of positioning themselves close to the site to leverage its future potential. 

“It will regenerate the Port and bring more national operators to the region who seek efficiencies from infrastructure, but more affordable than Sydney’s industrial precincts.” 

Mr Middleton is currently listing a 1,432 sqm large scale warehouse with 50 sqm of office mezzanine near the future master planned site. 

Offering huge open space with high ceilings and dedicated B-Double truck access, the site is positioned for a transport and logistics operator. 

“As it’s an open plan format without internal pillars, there could be alternative uses for the warehouse site as well such as an indoor trampoline or gymnasium,” said Mr Middleton.

According to LJ Hooker Commercial’s most recent Industrial Market Monitor, occupiers in transport and logistics, manufacturing, retail – pure play, e-commerce, food and cold storage – and pharmaceuticals have led the charge to industrial amidst the post-Covid economic recovery.
