Attracting the right tenants at the right price can help you to maximise your commercial property investment.

But what do tenants want?

The Property Council of Australia has highlighted three current trends in tenant requests.

Activity-based working

Some modern based offices are moving towards a model where fewer employees are working on site. While not the case for every new office, there are some that are sharing less space between the same amount of workers, and thereby saving on costs associated with a full staff on site at all times.

Amenities

What used to be stand-alone office buildings are now 'mixed-use' facilities, including cafes, gyms, supermarkets, child care centres and sometimes even hotels. Such infrastructure arrangements can offer businesses the full work experience for their employees, and investment opportunities can be expanded through sub-letting facilities.

Sustainability

As businesses around the world begin to make commitments to eco-friendly corporate practices, investors may need to address the demand for green workplaces. Rooftop gardens, solar panels, blackwater recycling and natural ventilation are just some options for the environmentally aware investor to consider.
