North Coast Hospital Site Comes to Market

The New South Wales Government has listed the former Macksville Hospital for sale, offering a redevelopment opportunity of approximately 30,000sqm within the town.

As COVID-19 leads a migration to regional areas, the hospital site represents the largest redevelopment site in proximity to a CBD on the state’s North Coast. 

The former hospital site, which enjoys a combined street frontage of approximately 475m across two titles, was closed last year following the opening of a new $73 mil-lion facility on the opposite side of the Nambucca River.

Its zoning allows for residential apartments, seniors housing or childcare.



The hospital site - a 15-minute drive from secluded North Coast beaches - is being marketed by LJ Hooker Commercial Coffs Harbour’s Troy Mitchell via a tender pro-cess closing 2pm April 12.

Mr Mitchell said the town and the surrounding Nambucca Valley had undergone a ‘mini property boom’ following completion of the Macksville bypass section of the Pacific Highway upgrade 18 months ago.

“Contractors who were working on the highway bypass actually bought-up a lot of property around the town because they couldn’t believe how cheap prices were,” said Mr Mitchell.

“The town’s amenity underwent improvement through the removal of heavy transport and beautification of the CBD which is just over a kilometre from the hospital site.”

Neighbouring the town’s golf club and adjacent to a Woolworths-anchored shop-ping centre, Mr Mitchell said the property was well-serviced by amenities.

The hospital buildings date back to the 1960s. Approximately 5,600sqm of building improvements exist across the site which Mr Mitchell said could be repurposed for a range of living purposes, excluding short-stay accommodation.

“There’s also scope to build a gated-community on part of one of the undeveloped lots,” he said.

“We’re seeing a generational change around Macksville with a lot of farmers looking to retire in coming years. The growth in real estate prices in Sydney will also encourage a lot of retirement aged people to sell the family home and move to the Nambucca Valley which is one of the most pristine parts of the North Coast.”
